Abstract
This article investigates the environmental potential of applying the Transit-Oriented Development (TOD) model to guide the expansion and composition of urban areas, using the urban agglomerate of Maringá in Northern Paraná as a case study. The research is grounded in the theoretical framework of Peter Calthorpe, who proposes urban development structured around public transport nodes, mixed uses, and environmental preservation. Methodologically, the study combines a critical analysis of the historical-spatial formation of the Maringá urban area with a morphological examination of its road infrastructure, topography, centrality dynamics, and public transport system. Based on this diagnosis, an experimental expansion model is proposed, organized by a hierarchical public transport system and differentiated and sub-categorized TODs. The results demonstrate that the application of TODs at a regional scale can significantly promote environmental connectivity, protect environmentally sensitive areas, integrate green spaces, reduce automobile dependency, and direct growth to suitable areas. The study concludes that the TOD concept, when adapted to local morphological conditions, offers a robust tool for sustainable territorial ordering, balancing urban density, functional mix, and ecological preservation
